How it works

Ordered online. Confirmed in writing. Signed.

Ordering is a request, not a booking. We confirm the valuer, the fee and the timing before anything is charged.

Tell us the property and the date

The address, the date you need and what it's for. About two minutes.

We confirm in writing

The valuer, the fee and the timing, by email. Nothing is charged until you accept.

Your signed report arrives

A PDF with the value, the sales evidence behind it and the valuer's name and signature.

What's in the report

A report your adviser can read in five minutes.

  • The value and the valuation date
  • The purpose it was prepared for
  • Comparable sales near that date
  • How the value was worked out
  • Property details and imagery
  • Assumptions and limits, in plain words
  • The valuer's name and signature
  • A reference number for your records
Not for: stamp duty, related-party transfers, lending, family law or court. Those need a different report, and we'll tell you which.

Questions

Straight answers.

What is a desktop property assessment?

An indicative value of a standard home, unit or vacant lot prepared from sales evidence, property records and imagery, without anyone visiting. It isn't a full valuation report; for that, choose an inspected report. It's reviewed and signed by a property valuer, and the valuer's name appears on the report.

Can you value a property on a past date?

Yes. Past dates cost the same as today's date. Most people use it to record a capital gains tax cost base, an SMSF value at 30 June, or a value at the date of death for an estate. A second date for the same property is $149 + GST ($163.90 incl. GST).

Is the report accepted by the ATO?

The ATO does not approve or accredit valuers or valuations for CGT purposes. The ATO sets out what makes a valuation reasonable, and your accountant or auditor decides what evidence they accept. Check with them first if you're unsure whether a desktop report is enough. We value property; we don't give tax advice.

How long does it take?

We confirm the timing in writing with the fee, before you accept and before anything is charged.

When do I pay?

Ordering online is a request, not a booking. We email you to confirm the valuer, the fee and the timing. Once you accept, we send the invoice and the work begins.

What can't a desktop report be used for?

Stamp duty, related-party transfers, lending or mortgage security, family law and court. Stamp duty and transfers are quoted separately, family law and court work starts at $1,650 + GST ($1,815.00 incl. GST), and we don't value for lenders.

Where do you work?

New South Wales, Victoria, the ACT and the Northern Territory. We can't take property in Queensland, Western Australia, South Australia or Tasmania yet.
